1800's Oak Hill Frame

20' X 22' plus 20' x14' addition | Circa 1880 | Averill Park, NY

This barn is a sawn timber frame with oak posts and girts. It was constructed for horizontal clapboard siding. In order to facilitate this style, the cube is a timber frame with studs added at approximately 24 inch centers between the posts. This creates a beautiful aesthetic and means that the barn can have horizontal clapboards or novelty boards applied directly to the structure. The original barn was 20' x 22' and has full length plank flooring that is in wonderful condition. A 14 foot addition was added, giving a total footprint of 20' x 36'. The interior posts were placed off center in order to create large animal stalls between them. We have completed the restoration of this barn, and we can't wait to see it standing on a new foundation!

Details:

  • 720 square feet on the first floor, with 440 feet of potential loft area

  • Sawn posts, beams, and rafters

  • Five bent structure including the addition

  • Beautiful oak timbers

  • Combination timber frame and stud construction

  • Restored frame re-erected on your foundation with new sills provided

  • The original roof boards are included and will be applied

  • Sliding doors with extra large rolling door hardware included

  • 22 foot long flooring planks included

Possibilities:

This barn would be ideally suited for use as a beautiful animal barn once again. It would also make an incredible cabin or small house. If it is used as a living space, one option would be to have the original 20 x 22 footprint be enclosed with a loft, and to keep the 14 x 20 foot addition as a screened in outdoor sitting area or outdoor kitchen. If the entire footprint is enclosed, the addition area could be left as a cathedral ceiling area.

This frame was in a beautiful meadow uphill from the farmhouse.

There is plenty of room for a sleeping loft or some hay storage upstairs.
